Pay stubs, W-2s, 1099s and tax returns are all useful — but they originate with the borrower, an employer or an accountant. An IRS transcript is an independent record of what was actually reported to the federal government.

Without independent data an underwriter asks “does this return look reasonable?” With it, the question becomes “does this return agree with the IRS record?” That moves underwriting away from subjective document inspection and toward data reconciliation.

A fraudulent package can contain a fake W-2, matching pay stubs, an employment letter and a tax return that all agree with each other. Fraudsters know lenders look for consistency, so they build it. The transcript introduces a source outside the applicant’s document package.

A discrepancy is a signal, not a verdict

Most differences turn out to be ordinary: the wrong tax year supplied, income annualized incorrectly, a bonus counted twice, an amended return, gross receipts mistaken for qualifying income. Transcript verification is a data-quality tool as much as a fraud tool. What it gives the lender is the chance to ask the question before the money moves.

Transcripts are only as good as the authorization behind them

Most delays are not IRS delays — they are rejected authorizations. Names that do not match the return (marriage or divorce), an unauthorized signature, an address that changed since filing. We validate before submission, and we flag problems back to the processor rather than waiting on a reject notice.

Which transcript should I order for a wage-earning borrower?

For most W-2 borrowers, a 1040 Return Transcript plus a Wage & Income transcript covers the file. The return transcript confirms what was filed; the Wage & Income transcript lists every W-2 and 1099 reported under the Social Security Number, which is where undisclosed income shows up.

How many tax years should I request?

Two years is the common requirement, and a third is worth adding whenever income is uneven, the borrower is self-employed, or the file will face manual underwriting. Three years of adjusted gross income shows direction as well as amount — and for mortgage underwriting the trend can matter as much as the figure.

What if the borrower has not filed for a year I need?

An Account Transcript confirms whether a return posted for that period. A no-record result is a finding in itself and is far better discovered before funding. Extensions, late filing and amended returns all appear in account activity.

What arrives with the transcript?

Every order includes a plain-language summary alongside the transcript: income totals pulled out and labelled, year-over-year comparison where multiple years were ordered, every employer and payer listed, and any items worth a second look flagged. The transcript itself is delivered unaltered — the summary sits alongside it.

How far back are transcripts available?

Availability varies by transcript type and tax year, and the IRS retention window differs between return transcripts and wage and income data. If a year you need does not return, our specialists will tell you what is available and suggest the closest usable record rather than leaving you with an empty result.
