Built for origination
Verification that keeps files moving.
Origination runs on dates. When a transcript condition appears late, the problem is no longer just documentation — it can become a closing problem. The right verification path matters as much as the record itself.
Built for origination
Clear the condition. Verify the income. Keep the closing moving.
Origination runs on dates. A transcript condition that takes three days is not a documentation problem, it is a closing problem — which is why the fastest path matters as much as the record itself.
The condition that lands late
Underwriting adds a transcript requirement the day before closing. Our expedited Form 8821 workflow can return transcripts in about three hours on qualifying wet-ink authorizations, helping the lender clear the condition without unnecessarily losing the closing date.
Income you can actually qualify on
Pair a 1040 Return Transcript with Wage & Income data to compare filed income with W-2, 1099 and other payer-reported information available from IRS records — including income sources that may not appear on the application.
Identity data checked on the same file
SSA verification ordered alongside the transcript request compares the borrower's Name, Date of Birth and SSN against SSA records, typically in about 15 minutes, so the lender can evaluate identity data and income using independent government-source records.
Why government-source verification
Replace assumption with evidence.
Government-source verification gives lenders something borrower-provided documents cannot: independent confirmation from an authoritative source that the information behind a lending decision is supported by government records. Lending is fundamentally about risk, and a lender may advance hundreds of thousands of dollars based on claims about identity, income, employment and tax history. The stronger the source behind that information, the stronger the decision.
Independent consistency beats internal consistency
Four documents in a file may all say $160,000. That sounds reassuring — but if all four came from the borrower, they may simply be repeating the same incorrect figure. A fabricated W-2, pay stub, tax return and employment letter can be built to agree perfectly. Independent data introduces a source the applicant does not control.
Verify the identity data before relying on the finances
Identity anchors the file. Before asking how much the borrower earns, the lender needs confidence in who the borrower is. Name, Date of Birth and SSN are foundational data elements. A mismatch against SSA records is a reason to stop and investigate before relying on credit, income, tax or asset information associated with the file.
The question changes entirely
Document verification asks “does this appear authentic?” Source verification asks “does an authoritative external record support the information?” The second question is far harder for a fraudster to manipulate, and it only becomes more important as document generation gets easier.
| What it strengthens | How |
|---|---|
| Underwriting accuracy | A lender may have perfect formulas, but inaccurate inputs still produce wrong answers. DTI, loan amount, product eligibility, reserves and pricing all depend on the income figure being right |
| Income verification | Turns verification into a comparison exercise rather than a judgment call — application, pay stubs, W-2s, 1099s, returns and transcripts either agree or they do not |
| Self-employed files | Income flowing through Schedule C, 1065s, 1120s, S corporations, K-1s, rentals and multiple businesses gets an independent layer against the underlying filings |
| Revenue versus income | “My business does $2 million a year” is a different question from how much sustainable income that business actually produces for the borrower |
| Historical perspective | $104k, $111k, $119k tells a different story from $165k, $128k, $84k — stability, growth, decline and volatility all become visible |
| Data quality | Transposed SSN digits, wrong tax year, outdated W-2, misunderstood business income. Not every discrepancy is fraud, and finding ordinary errors early prevents larger problems later |
| Audit and repurchase defence | A documented trail showing what was represented, what was supplied, what was independently verified, and how discrepancies were resolved |
| Operational efficiency | A mismatch found early prevents spending on processing, underwriting, appraisal, title and closing preparation for a file that will not fund |
The most efficient verification process is not one where underwriters manually inspect every number. It is one where verified data surfaces the matches, the significant differences, the missing records, the declining income and the identity mismatches — so routine files move and human attention concentrates on the unusual ones.
The borrower should not be the final authority on the information used to approve the borrower’s own loan. The strongest process is: the borrower provides the information, the lender collects supporting documents, independent authoritative sources verify key facts, the lender compares the results, exceptions are investigated, and only then is the credit decision made. Verify the borrower. Verify the income. Verify it at the source.

The whole picture
From application to verified file.
Every mortgage file starts as a set of claims. This is the path those claims travel before they become something a credit decision can rest on.
